How it works

From PDF to signed addendum in an afternoon.

You usually get 5 to 10 days to negotiate. Don't spend them decoding inspector jargon.

01

Upload your report

Drag in the PDF your inspector sent. Add your ZIP so we can price repairs locally.

02

See what actually matters

Issues ranked critical, major, or minor, each with urgency, a plain-English explanation, and a local cost range.

03

Send the ask

Edit the drafted repair or credit request, export a clean PDF, and send it to your agent.

The math

Buyers who ask with documented costs ask for more, and get more of it.

A specific, itemized request with cost ranges is harder to wave off than "can you fix some stuff?" A $49 report that backs up even a $1,500 credit pays for itself 30 times over. We show a realistic ask, not a fantasy number, so your request holds up.

FAQ

Questions, answered.

What kind of report can I upload?

Any text-based PDF from a home inspector (Spectora, HomeGauge, ISN, Palm-Tech, and most others). Scanned image-only PDFs aren't supported yet.

How accurate are the cost estimates?

Ranges come from national contractor pricing, adjusted for your ZIP code. They're for negotiating, not quotes. For anything major, get a contractor to look before your contingency deadline.

Should I ask for repairs or a credit?

Usually a credit. You control the quality of the work and the timing. Punchlist writes either, and you can switch with one click.

Is my report private?

Your PDF is processed in memory and never stored on our servers. Your report stays in your browser until you export it.

What if my report has no major issues?

You only pay to unlock the full pack, after the free preview shows you what we found. If the preview finds nothing worth negotiating, you've lost nothing.

I'm an agent. Can I brand it?

Yes. The Agent plan adds your name, brokerage, logo color, and contact details to every report and letter, with unlimited reports for $99/mo.

Your deadline is running.
